PROJECT OVERVIEW

Forming part of the prestigious Broadgate campus and a mere stone’s throw from Liverpool Street Station, 155 Bishopsgate recently welcomed a new tenant to the 6th floor.

As one of the largest Protection and Indemnity insurers within the International Group, Steamship Mutual provides marine liability cover to a significant portion of the world’s ocean-going tonnage. Owing to significant growth experienced by the insurance firm, the Steamship Project began works in March this year to fit-out the new 25,000 sq ft head office space.

Awarded by our trusted customer, BW: Workplace Experts, Pentalec delivered the mechanical and electrical services throughout a 24-week programme of works. The Pentalec team structured the installation to suit this busy London location, working closely with the logistics team to strategically plan operations and deliveries.

With occupied floors above and below, out of hours and weekend works were implemented to mitigate disruption to building tenants. This Cat-B fit out has produced a series of high-end client-facing rooms and employee workspaces, where the attention to detail is apparent. The warm tones and textures featured on the 6th floor present an opulent environment, further enhanced by an elegant lighting design.

Our partnering ethos contributed towards a collaborative culture on this project, strengthening our relationships with BW and other contractors. Following the completion of 155 Bishopsgate, our management team were specifically requested to deliver a newly awarded project with the same customer.

SCOPE OF WORKS

  • Full lighting & controls upgrade including architectural luminaires to meeting rooms, social, and break-out areas
  • Upgraded LV distribution system to serve new areas, tea points and comms room
  • Underfloor power track system installation to supply desk power and specialist equipment
  • Small power supplying mechanical, AV, and data systems
  • Installation of new and relocation of existing fan coil units (FCU)
  • Modifications to existing CHW/LTHW system serving the fan coil units
  • New primary and secondary ductwork systems and associated supply and extract grilles and diffusers
  • Mitsubishi CRAC units serving the new comms room
  • Upgrade of the base build Building Energy Management System (BEMS)
  • Installation of public health services to serve the new kitchens and toilets
  • Installation of leak detection system serving kitchens, tea points, toilets and comms room
  • Supply and installation of new sanitaryware for toilets

OVERCOMING CHALLENGES

  • The original supplier of a specialist tap-off unit for the building’s main busbar no longer supplied a compatible replacement unit. We were able to procure an alternative unit from America within 10 days, mitigating programme delays.
  • Once the tap-off unit was procured, a building shutdown was required for the installation. Working collaboratively with the building tenants, we were able to avoid a 3-month waiting period for the shutdowns, enabling a swift installation.
  • The floors above and below our site were occupied throughout the programme of works. Out of hours and weekend works were implemented to minimise disruption to building tenants.
  • An early comms room handover was achieved to allow the end-customer to take ownership, a key milestone in the programme of works.
