Successful completion of a £167K project to provide a multitude of building services and critical infrastructure upgrades to achieve regulatory compliance

Broadway Shopping Centre in Bexleyheath opened 35 years ago and is the largest single covered shopping facility in the London Borough of Bexley, home to major retail stores such as Boots, Argos, Marks & Spencer and many more.

Working in partnership with the shopping Centre’s managing agent Workman LLP, Pentalec were appointed to carry out the statutory fixed wire testing of the building’s mains distribution system, including a total of 5 LV switch panels and 118 mains distribution boards and all associated circuits.

Remedial works required to ensure compliance to the latest regulations included replacement of 19 TP&N boards which support building critical systems including site-wide CCTV surveillance cameras, BMS and HVAC systems; and upgrades of MCB to RCBO to a total of 61 sub main distribution boards, including earthing and bonding throughout the shopping Centre.

All CDM and Health & Safety was managed by Pentalec as the principle contractor, where stringent planning and co-ordination with the client was required to guarantee that the building shutdowns did not hinder the day to day operation of the shopping Centre. Working over weekends to complete the main board replacements, we achieved zero downtime for the customer.

Additional works awarded include repair of the car park vehicle barrier, and lighting upgrades to the main mall, car park ramps, external flood lights and stair well lighting, where new LED luminaries have delivered significant energy savings per annum and a capital payback period of under 2 and a half years.
